Since the Second World War, the real estate market in Greece has continuously moved upwards, making real estate investment a safe option for anyone who wanted to invest in that country. The economic crisis of the last 10 years has particularly affected the Greek economy and led to a reduction in the values (market/rental) of real estate by at least 50% (on average).
It was only in the last two years that prices started to move upwards again, until the crisis of pandemic of COVID-19 came due to, which created a new climate of uncertainty and waiting. In a country in which:
(a) The Land Registry has so far been applied to only 4% of the Greek territory (with the exception of some islands from the Dodecanese where the Italian Land Registry was introduced as early as 1940).
(b) Urban planning has not been completed for the whole of Greece. There are still great disputes between the State, the holy monasteries ("mega-owners" of Greek land) and private individuals about the ownership, the forest character, the characterization as “seashore” and “coast” of many and large areas throughout the country. At the same time, large-scale arbitrary construction creates serious legal complications.
(c) The various taxes and fees with respect to real estate constitute a very complex and contentious matter.
The experience of a law firm that daily deals with real estate can save the investor time and cost and protect him from serious problems. Furthermore, our law firm’s judicial experience in this area also guarantees the best result, should the case go to court.
